The Damage Happens Inside the Wall

A rewire is two jobs stitched together. Cable travels horizontally through whatever service space the house has, and that part leaves nothing behind. Then there is the drop: getting cable down or across inside a wall to its termination point. Every opening in your house comes out of that second part.

What decides it is concealed. What is inside the cavity, what crosses it, how the wall was built, whether the old cable will lead the new one through. None of it can be seen from a room, which is why an estimate written from the doorway starts moving in week two.

So the honest version is a count rather than a percentage, and it openly carries its own margin of error. Houses do surprise a sample, often enough that the count is written with its assumptions beside it, and any movement in it happens in front of you rather than in an invoice at the end.

These are physical facts about the building, established by looking, which is what the sample openings are for. Between them, they account for most of the spread between a light job and a heavy one on two houses of the same size.

How far down the wall the outlet sits

A switch at shoulder height is a short drop from the top plate. A receptacle a foot off the floor is the full height of the wall, every foot of it fished blind past whatever is in the cavity. It is why a house full of low receptacles opens up more than one with the same number of switches.

Whether the wall is framed or solid

A framed interior wall has a cavity to work in. An exterior wall built in block may have none, and then the choices are furring it out, a surface raceway, or bringing the circuit to that point from another direction. Which walls are which gets established at the assessment, because the plan changes shape around it.

Whether the old cable will pull the new one through

Where the existing cable can draw the replacement in behind it, that is the difference between one opening and three. It works less often than people hope. Staples through the sheath, tight bends, hardened insulation, and a run that was never straight all end it, and you find out by trying.

Top plates, fireblocking and what is in the cavity

Every horizontal member the drop crosses is a decision point. Some can be drilled from above; some cannot be reached without opening the wall at that height. Blown insulation turns a blind fish into a guess. Invisible from the room, and a large part of what separates two houses that look identical.

What is above the room

An accessible attic over the ceiling is the good case: a route in and a route down. A vaulted ceiling, a dropped soffit, a room with another room above it, or ductwork filling the space all take that away, and then the circuit arrives from another direction or the ceiling joins the work.

What is already open, or about to be

A kitchen with the cabinets out, a bathroom stripped back: wiring that area while it is open adds almost no damage. Where a remodel is close, the order of the two jobs is worth settling first.
