A City With a Long History and Almost No Old Houses

Tempe has been continuously settled since 1870. Its buildings have not, and that gap catches out almost everybody, including contractors who ought to know better. The dates on the town and the dates on its buildings are two generations apart, and the gap between those two things is where the bad advice lives.

The reason is straightforward. Most of the housing standing here today went up in the second half of the twentieth century, long after the settlement itself was established. History and housing stock are two different things, and in Tempe they are a long way apart.

For rewiring, that matters a great deal. A build year of 1984 does not put a house in rewiring territory by itself. That is a repair-and-upgrade property, and anybody proposing to replace every branch circuit in one should be asked which conductor is the problem.

The genuine cases here are about additions. A build year on its own decides nothing. Enclosed patios, converted garages, rooms carved out of somewhere else, all of them wired by extension. Those are real jobs; they are usually a partial scope, and they are what we actually come out for here.

Which is why the walkthrough matters more than the year on the deed. Two Tempe houses built in the same season may require completely different work, because one has been left alone, and the other has had three rooms added by three different people at three different times. A deed cannot tell you that. Twenty minutes with a camera and a screwdriver can, and it costs you nothing to find out.

Where an extension was run off the original two-wire cable, everything downstream inherits the missing ground. The outlets in the converted space can look completely modern and still protect nothing.

Splices made where nobody can ever reach them

Splices buried behind drywall, boxes with no clamps, junctions closed inside a cavity with no access. One is a repair. A room full of them is a scope.

Exterior cable that is now indoors

Enclosing a patio converts outdoor wiring into indoor wiring without anyone having to touch the cable. Sometimes it is left alone, sometimes it is the first thing we change. Either way, it gets confirmed.

Protection that never caught up with the room

A converted garage is now living space. An enclosed patio is often used as a laundry room or an office. What the circuit has to guard against follows how the room is used, and that question rarely gets revisited on the day the use changes.

A panel directory that stopped being true years ago

Every addition that borrowed a circuit made the labels less accurate. By the third one, the directory is fiction. We rebuild it as part of the work.

And the finding that ends the conversation early

Insulation with give in it, a ground you can trace end to end, a panel that reads well under load, and some worn devices. That is a repair list. On a Tempe house, that is a common outcome, and we will say so.

Frequently a circuit that already served something else and was extended, without a new circuit ever going back to the panel. That is the finding that decides the scope, and it sits behind a wall in the original part of the house, some way from the new room.

The scope covers the whole path, not the visible end

Quoting the added room alone leaves the constraint in place and puts the same problem back a year later. Where the path back to the panel is the issue, that path is in scope.

The room stays usable while the work moves through it

Sequenced so you are not without the space for the duration. Where a day genuinely takes it out of use, you know which day well ahead of it.

Permit, inspection, and a directory that matches

Including the circuits the addition created, which are often missing from the panel door. One year on labor and materials, on our work and not on anybody else's.

1.The garage was converted before I bought the house. Where do I start?

With what feeds it, which is a half-hour question and not an investigation. Converted spaces are usually supplied by extending something that was already there, and whether that extension was adequate is the whole of the matter.

2.The room gets warm and the breaker trips in summer. Is that the wiring?

It may be the circuit and not the cable. A space converted for occupancy usually gains cooling, and cooling is a substantial load to hang on a circuit laid out for a garage. That is a capacity finding.

3.Do I need to empty the room?

Clear working access to the walls being opened, which is less than emptying it. We will tell you which walls those are ahead of the day.

4.Can the work be split across two visits?

Usually, and where it is, the split is chosen deliberately. The one thing worth avoiding is a boundary that falls midway along the path back to the panel, because that is the part that must be complete to be worth anything.
