Emergencies In Tempe

A Quarter of This City Moved In Within the Last Year

Census figures put the share of Tempe residents living at the same address a year earlier at about 74 percent. Turn that around and roughly one person in four was somewhere else twelve months ago. Owner-occupancy here runs at about 42 percent. Tempe is a city of recent arrivals living in buildings older than their tenancy.

At two in the afternoon, that is a piece of trivia. At two in the morning, it is the whole problem. The person calling us may never have had reason to find out where the panel is, whether it serves only their unit, who holds the key to the room it sits in, or who is allowed to say yes to opening it. Nobody expects a new tenant to know any of that, and it all takes time.

So the first minutes of a Tempe call are spent on the building, not the fault. What is yours, what is shared, and who has to be woken up. Getting that settled early is usually the difference between a fix tonight and a fix on Thursday.

Before Anyone Drives

What We Establish On the Phone

Six questions, in the order they matter on a Tempe call.

Is anything hot, burning, or arcing

Discoloration around a faceplate, a cover too warm to hold, the smell of hot plastic, a spark you saw. Any one of those and we treat it as tonight's problem. If the breaker for that circuit is within reach, switch it off before you call us back.

Are the neighbors dark as well

It sounds obvious, and it is worth thirty seconds before you dial. A whole-building or whole-street outage is on the utility's side or on the building's own service, and we will tell you that over the phone without sending anyone.

Is your panel inside your unit, or somewhere else

In a lot of Tempe housing it sits in a shared closet, an exterior gang of meters, or a locked room. Where it is, and who holds the key, decides whether we can begin when we arrive or wait in a parking lot for somebody to wake up. If you have moved in recently and have never seen it, say so.

Are you the owner, the tenant, or the manager

It decides who authorizes the work, who receives the written quote, and whether somebody else has to be on the phone before we open a panel you do not own.

Is the cooling affected

In an Arizona summer, a dead cooling circuit stops being a comfort question within hours, and in an upper-floor unit it stops sooner. That moves it up the list.

Can this safely wait for daylight

One dead circuit with no heat, no smell and no noise usually can, and we will say so plainly. If something about it still worries you after that conversation, call back and we will go through it again.

Tempe Conditions

The Caller Is Often Newer to the Building Than the Wiring Is

Roughly one Tempe resident in four was living at a different address a year ago, and fewer than half of the city's occupied homes are owner-occupied. Both figures come from the Census. Together they describe a city where the person standing in front of a dead panel at midnight is frequently meeting that panel for the first time.

That reshapes an emergency call more than the fault does. The panel serving your unit may not be in your unit. The breaker that tripped may be feeding somebody else's refrigerator. The person who can authorize opening a shared enclosure may be asleep across town, and a tenant of six weeks has no reason to know any of that yet. Every one of those can stall a repair for hours if the first call does not surface it.

It also means a fault here sometimes announces itself next door first. In a building of attached units, a neighbor reporting a burning smell deserves the same weight as your own tripped breaker, and we will come out and find nothing sooner than treat it as somebody else's business.

Tempe is also compact, about 40 square miles, and it borders our home turf, so true emergencies here fall within our roughly 2-hour Valley benchmark. In a city like this one, the delay is almost never the driving factor. It is getting through the door and to the panel.

How The Work Goes

When You Are Not the One Who Owns the Building

The hazard questions, which do not depend on who owns anything

Warmth in a plate, a burning or fishy smell, browning, a spark. Who holds the lease changes none of that. If one of those is present, we deal with it first and sort the paperwork afterward.

Whether you can authorize an electrician at all

A tenant can almost always have something made safe. Chargeable repair work usually needs whoever holds the lease or manages the building, and that is worth establishing at eleven at night, because at eight the next morning it has already taken the day. Tell us which you are, and we will work inside it.

Where the panel actually is, and whether tonight you can reach it

In a good deal of Tempe housing it sits in a shared closet, an exterior gang of meters, or a room somebody else holds the key to. A panel behind a locked door at midnight changes what the visit can achieve, and we would sooner know before we arrive.

A write-up you can forward

Named circuits, what was found, what was isolated, and what remains. Written so that somebody who was not there, and who may be the person responsible for the property, can act on it. One year on labor and materials on our work.

How We Work

What a Rental-Heavy City Teaches You About Night Calls

We ask about the building before we ask about the fault

It costs nothing on the phone, and it is the difference between arriving able to start and arriving able to wait. It also saves you a visit on the nights the answer was never ours to give.

Triage on the phone is free, including the calls that end there

Some of these calls finish with a neighbor's breaker, a building service issue, or a reset you can do yourself, and no invoice at all. That is a good outcome, and we treat it as one.

Owner, tenant, or manager, we can work with any of them

Since 2001, we have worked across the East Valley's rented and managed property, so sorting out who authorizes what is familiar ground, settled on the phone in a couple of minutes.

Tempe Emergency Electrician Faqs

Tempe After-Hours Questions

1.I rent. Can I call you directly?

Yes, and for anything hazardous, you should. Making a circuit safe does not need a landlord's permission. Repairs and replacements normally do, and we will tell you which side of that line your problem sits on before anything starts.

2.My panel is in a locked room. What then?

Then the visit is worth planning. We can usually isolate at the outlet or appliance end and tell you what the panel is likely to show, but the fault itself requires access. Mention the locked room on the call, and we will tell you honestly whether tonight helps.

3.I moved in a few weeks ago and have no idea where anything is.

That is a normal call here and not an embarrassing one. We will talk you round the unit and will not expect you to know it already. The one thing worth doing before you dial is to look out a window, because a dark street changes the answer completely.

4.The power is out in my whole building. Do I need an electrician?

Probably not yet. A whole-building failure sits with the utility or with the building's own service equipment, neither of which is a call you have to make on your own. Where your unit is dark, and the corridor is lit, that is different, and it is ours.
